Albemarle council approves rezoning ordinance for new home development

The Albemarle City Council unanimously approved a rezoning ordinance which would allow for more single family homes to be built in the city.

The 1.16-acre vacant property on Anderson Road, which is about 50,575 square feet, will be rezoned from NBD (Neighborhood Business District) to the city’s newly-established R-15/Conservation Residential District. The parcel was recently subdivided from a daycare lot on the corner of Woodhurst Lane and Anderson Road.

Locust-based company W.J. Homes, LLC requested the rezoning which would subdivide the single lot into three single-family detached dwellings.

The R-15/Conservation Residential District, which was one of a number of new lot requirements that were approved by council earlier this year, is a low-density district of less than three units per acre, consisting primarily of single-family detached dwellings along with limited home occupations and private and public community uses.

The property is not on a regulated floodplain but is located within a regulated watershed.

The city’s Planning and Zoning Board held a public hearing about the rezoning request April 1 and unanimously recommended City Council approval.

After no one spoke during a public hearing, the council approved the ordinance.
