Albemarle council approves subdivision near Five Points

The Albemarle City Council on Monday night approved a 33 lot cluster subdivision near the Five Points area along Heath and Grant streets and Elizabeth Avenue.

The 4.41-acre property will include six townhomes directly accessed off  Heath Street near the intersection of East Main Street, 22 townhomes directly accessed off Elizabeth Avenue and the five townhomes accessed off Grant Street.

The average lot size for the subdivision will be 5,677 square feet, with the smallest proposed size being 3,025 square feet and the largest proposed being 9,924 square feet.

Individual townhome units for both phases would be 22 feet wide and 55 feet deep and would include a 100-square-foot rear patio, according to developer South Oak Partners. Each lot would have enough space for two cars — one in the garage and one in the driveway. A homeowners association will be created to maintain the space.

South Oak Partners has proposed more than 28,000 square feet of open space provided with park benches and a walking trial that connects into existing and future sidewalks. There will be five-foot sidewalks along the front of the entire development.

No additional roads will need to be developed for the subdivision, though the developer plans to pave the section of Grant Street from Ruby Street to Elizabeth Avenue and widen it from 14 feet to 20 feet.

South Oak Partners also plans to implement an on-street parking area along Grant Street between lots 28 and 29. The section should allow up to eight vehicles to safely park on the street.

Being in close proximity to Pfeiffer University’s Center for Health Sciences facility, planning director Kevin Robinson suggested that many of the townhomes will likely be rented out to students, many of whom are already living in the downtown area.

“It’s good housing that we need to have closer to Five Points right now,” he said.
